At the Roscoe Group we understand affordable housing and how Registered Providers and Housing Associations appraise affordable homes. We understand whether the local authority will seek homes available for low-cost rent, social housing at social  rent levels or whether the local authority prefers to deliver an alternative affordable rent product closer to a local market rent. We also know how to value shared ownership property and intermediate rented products such as London Living Rent homes which are ultimately a rent to buy product allowing first time buyers without large deposits to start their journey toward buying a home and home ownership thereafter. 

Our experience and existing relationships allow us to understand the housing market, the various buy schemes, aspirations of local authorities and the aspirations of developers. We specialise in finding the correct balance in accordance with the National Planning Policy Framework through negotiation during the determination period of the planning application that works for both the Developer and the Local Authority. We aim to ensure that planning obligations don’t jeopardise the deliverability of the proposed development.
